Graeme and myself are involved in a 27 hole project in Norway that is going to have a 9 hole Par 3 course.
We are designing it so that 3 greens can be shut down to accomodate the USGA slope rules. They state that at least one hole has to be over 229 m which means at least one Par 4 must be on the course...daft rule if you ask me but so be it. So on tournament s that require the slope we shut down 3 greens and play it as a 6 hole course.
We are going to start construction in the next month or so and get the course seeded in the spring for a possible Autumn opening.
The greens will be around 300 m2 and built with sand rootzone. Possibly USGA or California style, we haven't decided yet.
The owners agree that we sell memberships for the short course and call them 'C' shares. The 'B' shares are for the main course that hopefully will start construction at the end of next year. 'C' shares will give free playing rights on the short course and a reduced greenfee on the main course when it opens. The 'B' share gives playing rights on both courses.
We want to sell shares on the short course to start a membership enviroment and to not put too much risk on peoples money. A 'C' share can be upgraded to a 'B' whenever a person feels like it.
My question is this:
What is a fair price for a playing share on the short course? Where is your limit for buying a share in a short course that everyone can play on.
Is it around 5000 NOK or 7000 NOK or what?
Thanks for your opinions. By the way the course is only 30 mins from Oslo. I won't say where yet as some would say it is advertising.
